Hiro goes apartment hunting with Charlie and they meet Mr. Roiz, the landlord of 40 Progress Street. Mr. Roiz admits that the apartment is small, but says, "It's not the size that matters — it's how much you pay in rent!" When they enter the small apartment, Mr. Roiz is as positive as he can be about the size, and pointing out the best parts of the apartment. Realizing that Charlie is unimpressed with the accommodations, Mr. Roiz focuses his sales pitch on Hiro. When Hiro accepts it, Mr. Roiz leaves to get the lease. (Chapter 11)

Woozy from cleaning fumes, Hiro lays on the front lawn. Mr. Roiz revives him with a can of Red Bull. Later, Hiro wonders if he should borrow scissors from Mr. Roiz to cut his own hair. (Chapter 12)

When Hiro embarrassingly gets aroused, he tries to think of Mr. Roiz in the shower to "deflate" himself. (Chapter 13)

As two people sit in their car and talk outside Hiro's apartment, Mr. Roiz walks out to the sidewalk to make sure they aren't prowlers. When he recognizes them as Hiro and Charlie, Mr. Roiz makes a big display of covering his eyes in case they wanted privacy. He then goes back inside, harrumphing. (Chapter 26)
